Buying property in Toulouse with IDYLHOM
Toulouse is one of the most dynamic cities in France, driven by the aerospace industry, its universities and a quality of life that attracts families and professionals from all over the world. The western districts (Cartoucherie, Purpan, Saint-Cyprien, Bourrassol, Casselardit, Ancely) combine proximity to the city centre, green spaces and easy access to Airbus, Blagnac airport and the ring road.
Our agency helps you find the right property in this area and in the neighbouring towns of Colomiers, Blagnac, Tournefeuille, Pibrac, Plaisance-du-Touch and Léguevin. We only present properties that match your criteria, and we handle the negotiation and the administrative follow-up for you.
How does a property purchase work in France?
- Purchase offer: once you have found the property, you make a written offer at the asking price or below.
- Preliminary contract (compromis de vente): signed with the seller, usually at the notary. A deposit of around 5 to 10% is paid and you benefit from a 10-day withdrawal period.
- Financing: if you take out a mortgage, the contract includes a financing condition that protects you if the loan is refused.
- Final deed (acte authentique): signed before the notary around three months later. You receive the keys the same day.
Costs to plan for
In addition to the price, budget for the notary fees and taxes (roughly 7 to 8% of the price for an existing property, 2 to 3% for a new build) and, where applicable, the agency fees stated in the listing. We explain every line of the budget before you commit.

Buying in Toulouse: your questions
Can I buy a property in Toulouse if I am not a French resident?
Yes. Non-residents and foreign nationals can freely buy property in France. You will need a valid ID, proof of funds and, for a mortgage, income documents. The notary handles the legal side of the transaction.
How long does it take to buy a property in France?
Count around three months between the preliminary contract and the final deed. This period covers the 10-day withdrawal period, the mortgage application and the notary’s checks.
Who pays the agency fees?
Each listing states whether the fees are included in the price and who pays them. In most cases in Toulouse the fees are paid by the seller or included in the displayed price.
Can IDYLHOM help me find a mortgage?
Yes. We put you in touch with local banking and mortgage-broker partners who are used to working with both French and international buyers.
